Property Description

Presenting this quality 75-acre m/l recreational and income-producing property located in Decatur County, Iowa, an area renowned for exceptional Southern Iowa whitetail hunting and trophy deer management. Combining dependable CRP income, established food sources, proven deer activity, and quality wildlife habitat, this farm offers an outstanding opportunity for hunters, investors, and outdoor enthusiasts alike. The property features 52.73 acres enrolled in CRP through 2030, generating approximately $6,802 annually in dependable income. Beyond the attractive revenue stream, the well-established CRP provides exceptional bedding cover, security habitat, and sanctuary areas that help hold deer on the property throughout the year. Further enhancing the farm's long-term wildlife value, approximately 5.5 acres in the northwest portion of the property have been enrolled in a REAP tree planting program. As the planting continues to mature, it will provide additional cover, browse, screening, and habitat diversity, further strengthening the property's ability to attract and hold wildlife. Enhancing the hunting appeal are two established food plots strategically positioned to attract and retain deer throughout the season. Featuring a blend of greens and grain, these proven food sources create ideal kill plot scenarios and encourage predictable deer movement during both archery and firearm seasons. An existing tower blind located on the property is negotiable with the sale.
